    A big downside to any projects in that area will be construction on the Viaduct replacement. It'll be messy and noisy for several years.

    Guarantee that project goes on permanent hold until they decide what happens to the Viaduct. The parking lot to the south has already been chosen as an equipment staging area.

    Dan's totally right. Why can't they just tear the thing down, build an attractive, but wide roadway, and be done with it (ok fine, throw in some new bus lines).

    Will take the shortest time, cost the least, have the most positive impact on the city, and I guarantee people will find ways to drive around the lack of a highway (just like they did in SF when they didn't rebuild the Embarcadero).

    Maybe then Pioneer Square will get an actual residential building boom.

    I agree with Phil.. Any projects disadvantages will be the construction on the Viaduct replacement..
